    wall shall be provided with chicken mesh plastering. RCC Top slab with
    FRP cover plate of size 2’0”x 2’0” shall be inspection chamber. Water
    Proofing chemical be applied to mortar for plastering.
  • MS Staircase Railing/ Balcony railing of approved design finished with
    enamel paint.
  • Weather proof course shall be provided at terrace with one coat of
    waterproofing agent of Dr. Fixit or equivalent make.
  • 2 Nos - 6” rainwater discharge pipes shall be provided connected to Rain
    water harvesting well upto 8’0” deep, 3’0” dia.
  • Elevation of the building on all sides shall include basic plastering and
    external painting with no cladding/ grooves/ cuts/ projections or any other
    pure aesthetic elements.
  • Parapet wall 100mm shall be provided with height of 3’0” and Buttress shall
    be provided at every 3 m (10’) of length.
  • Sewer line connection to the main drain line is included in the package up
    to 10 feet from the building.
  • Basic cost of Cement is ₹350/bag and TMT steel is ₹55,000/MT, RMC of
    M25 Grade is Rs. 4,000/- per cum. The differential cost shall be charged on
    actuals on agreement signature.
  • The foundation has been assumed as isolated footings of SBC 180kN/sqm
    upto a depth of 5’0”.
  • For soil conditions requiring specialized foundation design or/and additional
    depth of excavation above 5’0”, additional charge for every foot of increase
    as applicable. This is apart from the extra steel & concrete requirement.
  • In case of rocky terrains, excavation costs shall be charged extra for
    foundation, sump, soak pit and other excavation items.
  • In case the site level is more than 6" below the road level, additional filling
    charges will be applicable.
  • Transportation of excavated earth is included only adjacent sides from the
    construction site. Backfilling shall be done using excavated soil only. Incase
    of excess backfilling earth required using borrowed approved earth shall be
    charged extra.
  • For constrained sites where excavated soil cannot be stored and needs to
    be carted out to make way for construction, soil for refilling shall be charged
    additional.
  • Pile foundation/ SSM/ Eccentric footing/retaining wall will be additional as
    per structural drawings.
  • Dewatering during excavation/backfilling if required shall be charged as per
    actuals.
  • Excavation will be charged extra when encountered with water/ loose soil/
    rock/ stone.
  • Footings and column provision for additional floor will be charged extra.
  • If design for Slab thickness more than 5” thickness and steel 3kgs/ sft will
    be charged extra.
  • Puja room door/window/vent/slab if applicable shall be charged additional.
  • In case of external staircase, headroom will be charged at par with package
    built-up area.
  • A Septic tank using blockwork & for RCC septic tank additional Charges
    shall be applicable.
  • Basement and retailing wall will be extra.
  • For raising finished Floor Level in ground floor beyond 1’6” (450mm) from
    the existing ground level will be extra.
  • Italian/Indian marble/ Granite laying, buffing chamfering, nosing & chemical
    treatment cost will be extra.
  • Overheads and profit of 20% will be applicable for fixing/installing the items
    provided by the client.
  • Rain water harvesting will be provided as per BBMP norms at nominal cost.
  • Elevations with materials like CNC cutting jalli/ RCC pergolas/ MS pergolas
    etc will be charged extra.
  • RCC Lift/ elevator shaft wall will be additionally charged.
  • Compound wall, Main gate & post is not included.
  • All designed elements of the structure, elevation, compound wall & main
    gate has to be part of the final agreement.
  • This is a format of Specification and not a Contract. This will be converted
    into a contract once the customer starts off the project.
  • We provide 1 year defect liability towards civil works from the date of
    handing over the project will cover defects that arise workmanship and
    shall exclude defects arising due to natural wear and tear, poor
    maintenance, forces of nature, acts of God, improper usage and any other
    factor/ load/ impact for which the structure is not designed. Such warranty
    shall not cover anything which was not part of the Contract and the scope
    of work defined therein.
  • Any item, activity or specification not mentioned in the package is
    additional. The charges will be calculated as RA at the time of agreement
    or execution.
  • Electricity and water charges during the construction, Plan sanction,
    BESCOM, BWSSB and all other approval cost will be client’s scope.
  • No reduction or refund will be made if raw materials are downgraded or not
    taken by the client.
  • The quotation value will change if the customer adds/updates any
    specification.
  • All plumbing and electrical work will be done as per the approved drawing
  • Quote is prepared based on optimal structural designs based on all
    relevant IS codes for construction. Customized designs may levy an
    additional fee.
  • The construction will be carried out as per the specifications, dimensions
    and quantities as mentioned in this quotation. Differential charges will be
    applicable for any change in specifications, dimensions or quantities as per
    the actual calculations and rates mutually agreed between both.
  • The MA/Contract is exempt from any lockdown like scenario and any other
